Raffles Sentosa opening on 1 March 2025

Singapore's first all-villa resort will open its doors next month, three years later than originally planned, with nightly rates starting at a cool S$1,398.

Way back in June 2019, we first reported on plans for a new Raffles resort on Singapore’s leisure island of Sentosa, the iconic hotel brand’s second property in the Lion City, with opening originally slated for 2022.

After multiple delays, likely due at least in part to the impact of the COVID-19 pandemic, the hotel is now finally set to open its doors and welcome guests from 1st March 2025, around three years behind schedule.

This will be the city’s first all-villa resort, much like how the historic Raffles Hotel on Beach Road remains Singapore’s only true all-suite hotel.

The property sits beside the Sofitel Singapore Sentosa Resort & Spa on a 100,000-square-metre landscaped tropical hillside, and is also adjacent to Capella Singapore, near the island’s Tanjong Beach.

Travel time to and from the Singapore CBD is around 15 minutes, while Singapore Changi Airport is approximately 25 minutes from the hotel by car.

While the original Raffles Hotel in Singapore, first opened in 1887, is rich in history and heritage, this newly built property embraces a contemporary design, with a focus on nature.

The Royal Group, owner of the adjacent Sofitel Singapore Sentosa Resort & Spa, has built the property in partnership with AccorHotels, who acquired the Raffles brand back in 2015.

Reservations are now open, with entry-level Garden One-Bedroom Villas starting at S$1,398++ per night, inclusive of breakfast, private round-trip transfers and a welcome cocktail.

Raffles Sentosa Singapore is an all-villa property, with 62 private pool villas, ranging from one- and two-bedroom options right through to the ‘on request’ four-bedroom Royal Villa.

Designed by international design studio Yabu Pushelberg, every villa at Raffles Sentosa includes a private pool and outdoor terrace, while guests will also benefit from the legendary 24-hour Raffles Butler Service.

Back in 2019, Accor’s Asia Pacific COO Michael Issenberg estimated nightly rates at the upcoming Raffles Sentosa resort would range from S$875 to S$2,500.

Since then, prices have seen some inflation, with the following introductory rates on offer:

  • Garden One-Bedroom Villas: S$1,398 per night
  • Signature One-Bedroom Villas: S$1,698 per night
  • Sunset One-Bedroom Villas: S$1,998 per night
  • Signature Two-Bedroom Villas: S$3,650 per night

Rates are exclusive of taxes and fees, which add an additional 20%, bringing the actual starting cost to S$1,676 per villa per night for the Garden One-Bedroom Villa category.

These non-refundable rates are for the resort’s Welcome Home Experience. This package includes private round-trip transfers from Changi Airport or your home address in Singapore, daily breakfast for two at Empire Grill, and preferential green fees at Sentosa Golf Club.

Additionally, guests will receive a complimentary Sentosa Sling cocktail – Raffles Sentosa’s unique take on the iconic Singapore Sling – featuring up-cycled watermelon skin and lemon leaves from the resort’s gardens.

The Welcome Home Experience rates are available for stays from 1st March 2025 to 30th September 2025.

As expected for ultra-luxury properties, rates for the Royal and Presidential Villas are not publicly disclosed.

Next door at Capella Singapore, a 166 sq m One-Bedroom Garden Villa with a private pool starts at S$1,573 before taxes and fees – rising to S$1,886 after charges. In comparison, the Welcome Home Experience at Raffles Sentosa presents a relatively competitive deal, for a larger villa.

With five restaurants and bars, Raffles Sentosa will offer a diverse range of international cuisines, from modern Italian at Empire Grill to refined Cantonese at Royal China, and we expect many of these will also be open for booking by non-residents.

Additionally, poolside dining is available 24 hours a day, while the resort also offers all-day in-villa private dining, complete with Raffles Butler service.

Royal China serves “Refined Cantonese cuisine”, while the signature Raffles afternoon tea is served in the Raffles Room.

While Raffles Hotel in Singapore is renowned for its iconic Long Bar and Writers Bar, the Sentosa property offers a different experience with the Chairman’s Room – “a nod to the speakeasy bars of yesteryear” – where you’ll find a selection of fine cognacs, whiskies, and champagnes by the glass, not to mention the resort’s Sentosa Sling signature cocktail.

We look forward to seeing whether any of the Raffles Sentosa Singapore’s dining venues will offer Accor Plus member discounts in due course, like the original Raffles Hotel Singapore does.

Currently, Accor Plus members get 20% off the total bill at Raffles Courtyard, or 15% off the bill at Tiffin Room, Writers Bar, The Grand Lobby, Butcher’s Block and Yi by Jereme Leung.

There’s a strong emphasis on wellbeing in the new property, with the Raffles Sentosa Spa boasting 13 treatment rooms, plus an outdoor pool and fitness centre, open between 10am and 6pm daily.

You can also opt for a private dining experience set amidst the hotel gardens, or on a tranquil, hidden stretch of Tanjong Beach, in addition to the private in-villa option.

The hotel also has a Raffles Ballroom and a Garden Room with terrace, with a capacity for up to 400 guests, for weddings and corporate events.

  1. Low expectations for this from Royal Group – never had a good experience at one of their hotels. This has the potential to damage the Raffles brand in SG!

  2. None of the photos are real: they’re either faked or photoshopped to no end.

    Would be nice if you did truth reporting as opposed to uselessly parroting corporate PR.

    1. You’re right. I should have camped outside this (closed) hotel with my old Nokia 7650 camera phone instead of relying on the multi-million-dollar hospitality group that, you know, built the place.

    2. Dear Mary, you may be right but this is not a review. Being critical of the author letting us know about a launch and an offer seems a bit harsh. Wait for the review if you want non-publicity photos. Anyway, as stated by Bob above, even the publicity photos of the exterior appear….. low-cost utilitarian (?). Maybe a reviewed stay may show them in a better light, or otherwise.

  3. I have to say that post the Raffles being bought out and renovated, the whole vibe changed. It lost its appeal for us. The staff seemed indifferent and the whiz bang new features often didn’t work. We got trapped in our room one day because the electronic door lock wouldn’t unlatch.

    Sadly there are now numerous better boutique hotels than the Raffles, in SG now.
